How is the crabbing in Bennett creek / Bear Creek area off of Bay River?

I currently live on the Chesapeake Bay and I'm looking to buy some land in NC on Bennett Creek/Bear Creek . Are there crabs in those waters to where I could catch from without going out on boat?  Deciding factor if I purchase the land or not. Thanks in advance!!
