Looking to locate near the Northen Neck area, and  be close to good crabbing & fishing. Any suggestions?

I have property pretty far east on the Northern neck on the Western branch of the Corrotoman river which feeds the Rappahannock river. It is outside of the town called Lancaser Court House. The crabbing hasn't been to wonderful there. The last time I tried (Labor day) only got a little over a dozen and even those weren't over 6" crabs. A freind of mine lives in Tappahannock and heard that the crabbing had been doing better up the Rappahannock river near Port Royal (highway 301 south intersects this). The fishing is usually very good in the bay off the tip of the Northern neck between the Potomac and Rappahannock rivers.
